Job Details:

Responsibilities:

  • Identify and work to remove barriers to successful completion of the overall project, with particular emphasis on resolving issues.
  • Provide timely project status updates to the Project Managers addressing any problems and issues that cannot be resolved at lower levels.
  • Maintain and update the company database.
  • Create and track contracts, purchase orders, submittals, and complete project close-out manuals.
  • Daily assessment of job status and identify needs to close projects out in a timely manner.

Qualifications:

  • You have Norad and Oracle experience, a huge plus.

Leasing Specialist - Legal

Position Summary

As a Leasing Specialist - Legal, you will be performing a legal and quality review of all legal document deliverables before they go to a client or to a Landlord, to ensure 100% compliance with all client requirements and quality and legal guidelines. Prepare and submit lease packages to client business and legal for client final approval. Prepare and obtain full signatures on the lease package documents. Over time, will mentor Site Acquisition Specialists. Draft, negotiate, and redline new lease agreements for new site build and small cell sites. Handles all legal issues (clearing of title issues, Landlord negotiations, Easements, etc.). Extensive training will be provided. The ideal candidate is someone who is looking to learn and grow in a career in telecommunications.

Responsibilities:

  • Review all documents prepared by the Site Acquisition Specialists, including Lease Agreements, Amendments, Easement agreements, collocation applications, etc., and the entire leasing business and legal approval packages to ensure 100% compliance with all legal and client requirements
  • Mentor Site Acquisition Specialist’s on leasing and client requirements
  • Act as an advisor to the Site Acquisition team on all leasing-related site acquisition issues
  • Partner with Site Acquisition Specialists during difficult Landlord lease negotiations
  • Assist Site Acquisition Specialists with the drafting of non-standard lease and amendment language
  • Draft lease/easement agreements, lead negotiations with potential new Landlords, redline agreements and get final agreements to the point where both Landlord and Client’s business/legal approve and execute.
  • Prepare and obtain full signature on lease package documents
  • Clear all title issues (including drafting and recording MOL’s and SNDAs)
  • Assist with special projects as needed.
  • Provide guidance and direction to site-specific leasing issues
  • Other job duties as assigned

Qualifications:

  • Bachelors’ degree required, Paralegal or J.D. degree preferred
  • (3) Three years experience in leasing, contracts, real estate, and/or related functional areas preferably in telecommunication preferred
  • Highly developed working knowledge of leasing and the site acquisition process
  • Strong mentoring abilities
